PLEASE BE ADVISED that in accordance with the provisions of the Open Public Meetings Act P.L. 1975 Chapter 231, due to the COVID-19 pandemic, the Zoning Board of the Borough of Fair Lawn will hold a Special meeting on Tuesday, February 20, 2024 online via "Zoom." Members of the public who wish to participate may do so by joining online or over the phone at 7:00 p.m. as noted below. Application #23-038, Bridge Brook Associates. 23-02-20 Broadway, Block 3219.01, Lot 13&14, Zone R-2. Proposal is to combine lot 13 with lot 14 to create additional parking for the existing mixed uses on lot 14. Lot 14 currently has mixed use buildings and parking lot. Lot 13 is a vacant lot located within the R-1-3 Single Family Residential zone, which does not permit parking lots. Borough Ordinance 125.57.D (1)(d)(1). Use variance required for lot 13 to be used as a parking lot. Proposed impervious coverage for lot 13 and lot 14 combined would be 95% where 90% is permitted in the B-2 Zone- Borough Ordinance 125-57 D(1)(c) (1) variance required for impervious coverage Minor site plan approval required as per Borough Ordinance 125.65 Changes to the site will result in an increase in parking spaces. Addition to the site would be a permanent sitting area with 28 seats located at the entrance on Broadway. Shared for all tenants on site to use. D-1 Use variance required as per Borough Ordinance 125.57.D(1)(d)(1). Other variances and waivers may be required for this Application.
